Well Water Plumbing near Roanoke, VA

Homes out toward Botetourt County, the western end of the valley and the ridges often run on a private well. When the well side fails, the whole house has no water.

The parts

A well pump lifts water from the well; a pressure tank stores some of it and keeps pressure steady; a pressure switch tells the pump when to run. Most problems start in one of those three.

Short-cycling

If the pump clicks on and off every few seconds when a tap is open, the pressure tank has often lost its air charge or its bladder has failed. Left alone, it wears out the pump.

No water at all

Check the breaker for the pump first. If it's on and there's still no water, the pump, its wiring or the switch may have failed. Send a request and say it's a well.

Water quality

Cloudy water, sediment, iron staining or a sulfur smell may need filters or treatment. A water test shows what you're dealing with before anything is installed.

Winter

A pump house or a pressure tank in an unheated garage can freeze in a cold snap. Insulate it, and keep a small heat source if it's exposed.

City water coming?

If public water reaches your road, ask the plumber what connecting involves and what happens to the well. See well or city water?
