How Old Is My Water Heater, and Should I Replace It?

Look at the rating label on the tank. Many brands put the year of manufacture in the first digits of the serial number. Tanks often last eight to twelve years; if yours is older and leaking or rusty, plan a replacement.

Where's the label?

On the side of the tank, usually near the top on electric models and near the burner on gas models.

Reading the serial number

Formats vary by brand, but many use a letter for the month and two digits for the year, or the year as the first digits. The maker's website explains its code.

Signs it's wearing out

Rusty water from the hot taps only, rumbling or popping, water around the base, or hot water that runs out quickly.

Repair or replace?

Thermostats, elements, valves and igniters can be replaced. A leak from the tank itself can't be fixed. If the tank is near the end of its life, spending on repairs may not pay off.

Basement tanks

A leaking tank in a finished basement can do a lot of damage before anyone notices. A drain pan and a leak alarm are cheap protection.

What next?

See water heater repair and replacement or send a request and a plumber will talk through the options.

What size do I need?

Think about how many people shower in the morning and whether you run the dishwasher and laundry at the same time. A household that keeps running out may need a larger tank or a different type, not just a new one of the same size. The plumber will ask these questions before quoting.

Can I do anything to make it last?

Drain a few gallons once a year to clear sediment, keep the area around it clear and check the relief valve's discharge pipe is in place.
